Tips For Selling A Home In The Spring Market

It’s official. Spring is here! Every day we are seeing more trees budding and flowers blooming – but what does this mean for the home selling market? It means that NOW is the time where home sellers are putting their houses on the market, in other words competition is high. When there is a busy season in the market, homes that lag behind their competitors with negative first impressions will sit on the market longer.

If you are thinking about listing your home during a highly competitive season – there are 3 important things to do before putting a “For Sale” sign in your yard.

    1. First, be sure to pay attention to curb appeal, as the majority of begin their home search online, where photos are everything. After all, the photographs are the first thing that prospective buyers see of your home. Even when using professional photos, it is still important to make sure that your home’s exterior is in its best condition possible. When prospective buyers have a great and memorable first impression they are more likely to develop higher interest as they tour the rest of the home. To make sure this is the case for your home, get the lawn and landscaping in its best condition, make sure the sidewalks are swept clear of debris, and last check that the porch is decorated with fresh elements such as a flower pot or window planters.
      2. Next, now that you have the outside looking its best – it is important to continue that first impression throughout the home. How do you do that? De-clutter! Clean off all surface areas, take down personal decorations and remove any unnecessary furniture. If these three things are not done, it can make rooms seem overly crowded and unwelcoming. 3. Last, consider a pre-listing home inspection.  A home inspector will be able to point out any issues that should be addressed before you put your home up for sale. Doing this will give you a leg up in this competitive spring market by offering prospective buyers peace of mind that your home is in great condition, and hopefully resulting in a higher offer!
